Frederick Tebbutt transferred his licence to John Thomas Woodcock in December 1880. David Dale was there in 1883 right through to 1900, although the Portobello was up for sale in January in 1897:
A Valuable licensed freehold property known as the Portobello 15 Porter St/Waring St corner in occupation of David Dale to be let at annual rent £25 combined with grocers shop, 6 beds, cellar, yard and outbuildings.
The Portobello by now was an offie and grocer. At the end of World War I, it was a grocers ran by Edward Howson.
